Three-Season or Four-Season?

The difference is insulation, glass and whether you condition the space.

A three-season sunroom uses single-pane glass or vinyl windows and an insulated aluminum roof. It’s comfortable most of the year in Austin and a fraction of the cost of an interior addition. A four-season room adds insulated glass, thermal breaks in the framing and a mini-split or extension of your HVAC, so it’s usable on the hottest and coldest days.

Permits, Engineering and Your HOA

A sunroom is an addition. We treat it like one.

Enclosed rooms need a building permit, engineering and inspections in Austin and surrounding cities, and HOA architectural approval in most neighborhoods. Electrical work is permitted separately. How much does a sunroom cost in Austin?

Three-season sunrooms cost a fraction of a conventional addition; four-season rooms with insulated glass and HVAC cost more. We quote fixed prices after measuring and understanding how you’ll use the room.

Does a sunroom add value to my home?

Enclosed, permitted living space generally does, especially a well-built four-season room. Unpermitted enclosures can hurt a sale, which is one reason we permit every one.

Can I build a sunroom on my existing patio slab?

Often, if the slab is sound, level and thick enough. We evaluate it at the consultation and reinforce or replace it if needed.

How long does a sunroom take?

Design and quote in days; permits and HOA typically a few weeks; construction one to two weeks depending on size and finishes.

Do I need a separate HVAC system?

For a four-season room, a ductless mini-split is the usual solution: efficient, quiet and independent of your main system. Three-season rooms typically rely on fans and shade.
